What Does It Cost to Sell a House in Nashville?

Most Nashville sellers should plan on total selling costs of roughly 6% to 9% of the sale price, before paying off their mortgage. On a $547,000 home, the September 2026 median single-family price in Inglewood (37216), that’s about $33,000 to $50,000, and agent commissions are the biggest piece.

I’m Jacob Jones, founder of Studio Real Estate and The Jones Group. I live and work in Inglewood, and “what will I actually walk away with?” is the first thing sellers ask me. Here’s the line-by-line version I walk them through. Your settlement statement is the final word.

What costs do sellers pay in Tennessee?

Seller costs fall into five buckets:

  • Agent commissions. Your listing agent, plus anything you agree to pay the buyer’s agent.
  • Credits to the buyer. Money toward the buyer’s closing costs, a rate buydown or repairs, negotiated in the contract.
  • Closing fees. Deed prep, the seller-side settlement fee and recording your mortgage release.
  • Property tax proration. Your share of this year’s Davidson County taxes, credited to the buyer at closing.
  • Getting ready. Repairs, paint, cleaning and carrying costs while it’s listed.

Under the standard Tennessee Realtors purchase agreement, the buyer usually pays the state transfer tax and the title insurance, and the seller pays to prepare the deed and clear any liens. Like most things at closing, it can be negotiated.

How much is the real estate commission in Nashville?

There is no set rate. Commissions are negotiated between you and your agent, and they always have been. Since August 2024, after the National Association of Realtors settlement, buyers sign their own written agreement with their agent, and offers to pay the buyer’s agent no longer appear in the MLS. Sellers can still choose to pay some or all of it, and many do because it widens the buyer pool.

For a sense of the national numbers: Redfin’s transaction data put the average buyer’s-agent commission at about 2.42% in the third quarter of 2025, and a Clever Real Estate agent survey in February 2026 put the average listing-side fee at about 2.88%. If you agree to cover both sides on a $547,000 home, 5% to 6% total comes to about $27,350 to $32,820.

Do Nashville sellers have to give buyers credits?

You don’t have to, but most do right now. In May 2026, 75.5% of Nashville home sales included a seller concession, the highest share of the 28 metros Redfin tracked and up from 61.8% a year earlier (Redfin, June 22, 2026).

Rates explain a lot of it. Freddie Mac’s 30-year average was 7.32% on October 22, 2026, down from 7.40% the week before. Buyers are doing payment math, and a credit toward a rate buydown can move them more than a price cut of the same size. On a $547,000 home, a 2% credit is $10,940. Budget for one, even if you end up not needing it.

How are property taxes handled when you sell in Davidson County?

Davidson County property taxes are paid in arrears. The 2026 bills went out in early October and are due by the end of February 2027. If you sell before you’ve paid this year’s bill, you credit the buyer for the days you owned the home, and the buyer pays the bill when it’s due. On a $547,000 home in the Urban Services District, the tax works out to roughly $10 a day. [CONFIRM: FY2027 USD rate of $2.782 per $100 assessed]

What about capital gains tax when I sell my home?

Most owners who sell their main home owe nothing. Federal law lets you exclude up to $250,000 of gain, or $500,000 for most married couples filing jointly, if you’ve owned and lived in the home for at least two of the last five years. Tennessee has no state income tax on that gain. Rentals, second homes and big gains work differently, so talk to a tax pro before you list.

What this means in Inglewood and East Nashville

  • Price to this month, not last year. In September 2026, the 37216 median was $547,000, down about 3% from a year earlier, and homes that sold averaged 39 days on market, up from 30 (Realtracs, our local MLS). Every extra month is another mortgage payment.
  • Prep pays when it’s targeted. Inglewood’s 1940s cottages and mid-century ranches often get flagged for the same things: roofs, sewer lines, electrical panels and crawlspaces. Fixing a known problem before you list usually costs less than a buyer’s repair request after inspection. My ranch inspection checklist shows what buyers are told to look for.
  • Well-priced homes still move. Our renovation at 2005 Olga Ave in Inglewood went under contract in less than a day in October.
