Nashville Housing Market Update: Is It a Buyer's Market?

The Nashville housing market is roughly balanced and leaning toward buyers. In September 2026, the latest month Greater Nashville Realtors has reported, 2,885 homes closed across its nine-county area, about the same as a year earlier, while the number of homes for sale grew about 6% to 15,536.

I’m Jacob Jones, founder of Studio Real Estate and The Jones Group. I live and work in Inglewood, and I’ll put the metro numbers in one place every month. October’s report isn’t out as I write this on Nov 2, so these are the newest monthly figures available, plus a few from late October. [CONFIRM: if Greater Nashville Realtors has released October by the time you publish, swap in those numbers]

What is the median home price in the Nashville area?

For September 2026, Greater Nashville Realtors reported:

  • Single-family median: $510,000, up from $490,000 in September 2025.
  • Condo median: $331,780, up from $329,250.

Jack Gaughan, the group’s president, said sales were softer below $1 million, with the $300,000 to $499,999 range down 8%, while sales above $1 million rose. When more of the closings are at the top, the median can climb even if a typical house isn’t worth more.

How many homes are selling, and how long are they taking?

  • Closings: 2,885 in September, compared with 2,881 a year earlier.
  • Pending sales: 2,445 at the end of September, up from 2,272.
  • Single-family days on market: an average of 57, up from 55 in August, 54 in July and 50 last September.

Buyers are still buying. Homes are just taking longer to find them.

How much inventory is on the Nashville market?

There were 15,536 homes for sale at the end of September, up from 14,584 a year earlier. That’s a little over five months of supply at September’s sales pace. As a rule of thumb, 4 to 6 months is balanced, and more than that favors buyers.

How does Davidson County compare with the rest of the metro?

It’s softer. Preliminary Realtracs numbers for September show Davidson County with:

  • 853 closings and a $450,000 median across all home types. [CONFIRM: pull Davidson County from Realtracs; this comes from a local agent’s report, and it appears to include condos and townhomes]
  • 39 days on market on average.
  • 6.46 months of supply, past the top of that balanced range.

For single-family homes only, the Davidson County median was about $505,000 as of Oct 22, down 3.1% from a year earlier, and 45.2% of active listings had taken a price cut. So the metro median is up while the county’s is down. If you’re shopping in Nashville proper, you likely have more room than the regional headline suggests.

What are mortgage rates and the Fed doing?

Freddie Mac’s 30-year average was 7.24% on Oct 29, 2026, down from 7.40% two weeks earlier but up from 6.17% a year ago. On Oct 28, the Federal Reserve held its benchmark rate at 3.75% to 4% in a 10–2 vote, with both dissenters preferring an increase.

I don’t predict rates. For what today’s rates do to a monthly payment, read my breakdown for East Nashville, then talk to a lender about your own numbers.

What this means in Inglewood and East Nashville

Inglewood is running tighter and pricier than the county. In September, the single-family median in 37216 was $547,000, about 7% above the metro’s $510,000, though it was down about 3% from $564,000 a year earlier. Supply was about 4 months, compared with Davidson County’s 6.46, and homes averaged 39 days on market, the same as the county (Realtracs, our local MLS). The county figure includes more than single-family homes, so it isn’t a perfect match. My full Inglewood market report goes up this Friday. [CONFIRM: add this link once Week 05 is live on Nov 6]

  • Buyers: Don’t assume the $510,000 headline means prices are running away from you. Ask how long a home has been listed and whether the price has already been cut. Here’s what buyers pay at closing.
  • Sellers: Price to recent sales on your side of Gallatin Pike, not the metro median. Our renovation at 2005 Olga Ave went under contract in less than a day in October 2026. Before you list, see what it costs to sell in Nashville.
