Inglewood vs. Lockeland Springs vs. Eastwood: Which East Nashville Neighborhood Fits You?

If you want the most house and yard for your money, start in Inglewood. If you want to walk to Five Points from an older Victorian or Craftsman home, look at Lockeland Springs, and if you want something in between on price, age of home and walkability, look at Eastwood.
I’m Jacob Jones, founder of Studio Real Estate and The Jones Group. I live and work in Inglewood, a short drive up Gallatin Pike from the other two, and these are the three neighborhoods East Nashville buyers ask me to compare most. Here’s how I explain the differences.
Where are Inglewood, Lockeland Springs and Eastwood?
- Lockeland Springs is the closest of the three to downtown, about 3 miles away. It sits around Five Points and runs east to Shelby Park. ZIP code 37206.
- Eastwood sits between Lockeland Springs and the Gallatin Pike corridor, on streets like Chapel Ave, Greenwood Ave, Eastland Ave, Roberts Ave and N 16th St. Most of it is in 37206. Eastwood Neighbors is the neighborhood association, and locals often use the name for the area itself.
- Inglewood is the largest neighborhood in East Nashville. It sits north of the other two, east of Gallatin Pike toward the Cumberland River and Shelby Bottoms Greenway. Most of it is in 37216.
How do home prices compare in Inglewood, Lockeland Springs and Eastwood?
Inglewood is the least expensive of the three, and Lockeland Springs is the most expensive. Here are the most recent numbers I have:
- Inglewood (37216): median single-family sale price of $547,000 in September 2026, with homes averaging 39 days on market.
- Eastwood: median sale price of about $665,000 in June 2026, on 13 sales (Redfin).
- Lockeland Springs: median sale price around $875,000 (Homes.com).
- ZIP 37206 overall (Lockeland Springs, Eastwood and nearby): median sale price of $739,680 in August 2026 (Redfin).
These come from different sources and months, so treat them as a rough ladder, not an exact comparison. The pattern holds on the ground, though. A budget that buys a renovated cottage or ranch in Inglewood often buys a smaller or older home in Eastwood, and you’ll pay more again for the same square footage near Five Points.
What kind of homes will you find in each neighborhood?
- Lockeland Springs: homes from the late 1800s through the mid-1900s. Queen Anne Victorians, Craftsman bungalows and English cottages, many renovated with original hardwoods and fireplaces.
- Eastwood: mostly 1920s and 1930s homes. Tudors, cottages and bungalows, plus newer infill on lots where an older house came down.
- Inglewood: 1930s–1950s brick and frame cottages, a lot of mid-century ranches, and newer renovations and builds. Lots tend to be wider and deeper than in the other two.
Are Lockeland Springs and Eastwood historic districts?
Both have a Neighborhood Conservation Zoning Overlay through Metro Nashville. In an overlay, new construction, additions and demolition need approval from the Metro Historic Zoning Commission. That protects the look of the street. It also means more review and more time if you plan a big addition or a new build.
Most of Inglewood has no overlay. Metro does list a small conservation overlay called Inglewood Place, so I check every address before a client writes an offer.
Which neighborhood is the most walkable?
Lockeland Springs. From most streets you can walk to the restaurants, coffee and shops around Five Points, and Shelby Park is right there. Eastwood comes next. You can walk to spots on Eastland Ave, and Five Points is a longer walk or a short bike ride.
Inglewood is more of a driving neighborhood. Gallatin Pike is the main street, and Riverside Village is a small walkable cluster on the river side. What you get instead is trail access. Shelby Bottoms Greenway is nearly 1,000 acres of protected land along the Cumberland, and many Inglewood streets are a few minutes from a trailhead.
Which neighborhood is best for a yard, a ranch home or a DADU?
Inglewood, for most buyers. One-level ranch homes are common, and bigger lots leave room for a garden, a pool or a detached accessory dwelling unit (DADU) in back. You can build a DADU in Lockeland Springs or Eastwood too, but lots are tighter and the overlay adds design review. Whether a DADU is allowed depends on the zoning and lot size of the specific address.
Inglewood vs. Lockeland Springs vs. Eastwood: which one fits you?
- Pick Lockeland Springs if walkability and older architecture come first and your budget has room for it.
- Pick Eastwood if you want a 1920s or 1930s home close to Five Points without Lockeland Springs pricing.
- Pick Inglewood if you want more space for the money, a one-level home, a yard, or greenway access, and you don’t mind driving to most things.
If none of the three is quite right, look at Cleveland Park, Rosebank and Maplewood. They’re all nearby and worth a drive-through.
Two Inglewood examples from our own listings: our renovation at 2005 Olga Ave went under contract in less than a day this month, and our team has 1116 Sunnymeade Dr listed at $1,150,000. [CONFIRM: OK to feature 1116 Sunnymeade Dr, and current list price]
