Living in Inglewood, Nashville: A Local’s Guide for 2026

Inglewood is a neighborhood in East Nashville, ZIP code 37216, that runs east of Gallatin Pike toward the Cumberland River and Shelby Bottoms Greenway. It is known for tree-lined streets, mid-century ranch homes and 1930s–1950s cottages on bigger lots than you’ll find closer to Five Points, and it is about 10 to 15 minutes from downtown. In August 2026, Redfin named Inglewood the hottest neighborhood in the Nashville area.
I’m Jacob Jones, founder of Studio Real Estate and The Jones Group. Inglewood is where I live and work, and our office is at 1092 Haysboro Ave, right here in Inglewood. This guide covers what I tell buyers who ask me about Inglewood.
Where is Inglewood in Nashville?
Inglewood is the largest neighborhood in East Nashville. It sits north of Eastwood and Lockeland Springs, between Gallatin Pike and the river. Most of it is in ZIP code 37216. On the east side it meets Shelby Bottoms, nearly 1,000 acres of protected greenway and trails along the Cumberland.
The name goes back more than a century. The original Inglewood subdivision was laid out on the east side of Gallatin Road, along streets that are still the heart of the neighborhood: Kirkland, Shelton, Greenfield, Howard, McChesney, Stratford and Marion.
What kind of homes are in Inglewood?
Mostly single-family homes. The housing stock includes:
- 1930s–1950s brick and frame cottages, many with original hardwoods under the carpet.
- Mid-century ranches on wide, flat lots, popular with buyers who want one-level living.
- Renovations and new builds, including modern infill and homes with a detached accessory dwelling unit (a DADU) in back.
Lot size is the big draw. Many Inglewood lots are deep enough for a garden, a pool or a backyard studio, which is harder to find in older parts of East Nashville.
How much do homes cost in Inglewood?
In September 2026, the median sale price for a single-family home in 37216 was $547,000, according to Realtracs, our local MLS. That’s down about 3% from $564,000 in September 2025. The average sale price was $559,605.
Here’s the rest of the September picture for single-family homes in 37216:
- 38 homes closed, up from 37 a year earlier.
- 33 homes went under contract, up 14% year over year.
- 50 new listings hit the market, down 15% from 59.
- Homes that sold spent an average of 39 days on market, up from 30.
- There were about 4 months of supply (3.98), the same as a year ago.
What that means for buyers: prices have softened a little, and homes are taking longer to sell, so there is room to negotiate, especially on homes that need work. Well-renovated homes priced right still move fast. Our own renovation at 2005 Olga Ave went under contract in less than a day this month.
What is there to do in Inglewood?
- Shelby Bottoms Greenway and Nature Center: miles of paved and gravel trails along the Cumberland River, connected to Shelby Park.
- Gallatin Pike: the neighborhood’s main street. The block at 3701 Gallatin Pike now holds M.L.Rose Craft Beer & Burgers, Nick the Greek and Club Pilates.
- Inglewood Lounge: a cocktail bar in a building that used to be a Mrs. Winner’s.
- Riverside Village: a small walkable cluster of coffee, restaurants and shops on the river side of the neighborhood.
- Riverwood Mansion: a historic home dating to the 1790s that now hosts weddings and events.
Inglewood vs. Lockeland Springs vs. Eastwood: which East Nashville neighborhood fits you?
- Lockeland Springs is closer to Five Points and Shelby Park, with Victorian and Craftsman homes and a historic overlay. It’s walkable and generally priced above Inglewood.
- Eastwood (home of the Eastwood Neighbors association) sits between Lockeland Springs and Inglewood. Expect bungalows, renovations and newer infill, with an easy walk to restaurants on Eastland Ave.
- Inglewood gives you bigger lots, more one-level homes and more space for the money. You trade a few minutes of drive time downtown for a yard and greenway access.
If you want walkability above everything, start your search in Lockeland Springs or Eastwood. If you want a yard, a ranch home or room for a DADU, start in Inglewood.
Is Inglewood a good place to live?
For most of my clients, yes. They come for the space, the trees and the trail access, and they stay for the neighbors. It works for first-time buyers, young families and people downsizing to one level. The trade-offs: some streets are still a mix of renovated and original homes, and you’ll drive to most things outside the neighborhood.
